  5. Negotiation and execution of the agreement is a two-way street. Alee will go above, beyond for you as your advisor throughout this whole process: from guiding initial inquiries to making sure that every detail has been covered in negotiations.
  6. In good faith, you will deposit your Earnest Money Deposit with us upon going under contract. This is a term within the Agreement of Sale and it ensures that we are willing to work toward completing all terms in order for this sale process to go smoothly!
  7. Home Inspection
    When you’re buying a home, it’s important to know what kind of condition the property is in. A licensed and insured inspector will come out during your contingency period (agreed upon contractually) which gives them time enough with all aspects before accepting or declining any offer made on behalf of both parties involved!
  8. Second Earnest
    Money Deposit

    Once you’ve made it through your home inspection, send a second deposit 48 hours later and that’s when things get interesting. You’ll be getting closer every day!
  9. Complete Loan Application
    A loan application is a comprehensive and thorough process that can take many months to complete. The bank will organize the appraisal, search for title information as well as finalize paperwork with your local authority before you are “cleared to close.”
  10. You’ve already had a lot of time with your agent and they’re great, but it’s not over until you sign on the dotted line.
    Your agent will be conducting a final walkthrough with you to review the property and confirm that it’s in its original condition.

DO – Understand Your Price Range

The tax liability can be a large part of your monthly payment. The lender will review your financial information and give you approval up to certain purchase prices, but this doesn’t mean that they’re going finance the home right away! You should ask them what kind of payments are available in addition as well- because it might make more sense for example if there was an option with lower taxes or no mortgage at all.
